Make it your business practice to post the notice to pay or quit precisely on the day after the grace period ends, every time.

If they are caught up but are going to be late for Jan then you would only post a notice once they are late.

I don't think this is something new, for the past few years I noticed the first 48 hours I post a rental listing I get a few emails asking if I accept section 8.
