What the law does do is create tenants in perpetuity which means I can't decide I don't want to continue to rent to a tenant who has lived in the property for over 12 months and tell them to move at the end of their lease.

@JJ WilliamsI am not a fan of giving cash flow or equity or anything like that in these scenarios- I would rather pick a fixed rate to borrow on and have them act only as a lenderAs time goes on cash flow will increase over time - do you want to owe them for perpetuity on that asset ?

The whole financial freedom through real estate movement/model has been created on the back of artificially low interest rates following the Global Financial Crisis and that model won't work anymore for most unless interest rates or real estate prices in the US drop dramatically and most economists think they won't and for good reason.
