Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

After listening to many podcasts with Henry Washington it seems like the MidWest has the best performance overall.Would love to find some seller financing as we would like to build our portfolio as quickly as we can. 

I'm looking to categorize my buyers and blast out a text message to specific groups whenever I get a property that fits their criteria.I'm sure services like this exist out there but I'm looking for the most cost effective one and I'd rather hear the best from you guys rather than from the salesman pitching their product.Does anyone use a platform like this and how does it perform for you?

If they have a 100 unit property and 5 units are eviction candidates, they can leverage and hold out a bit since the other 95 units are performing.

However, you can get loans that are based on the performance of the rental and not your personal income and debt.

Beach condos can perform well but it is more competitive than SFR. 

Run through some of the features you will need like setting up a property, moving in a tenant, receiving rent payments, and publishing online applications.Pay attention to which platform feels the best to you as you perform these functions.

Some investments give better ROI in Phx, such as multifamily, and some generally perform better in getaway destinations (Sedona), for STR's, etc. 

To maximize its appeal, highlight rental performance, market it on investor-focused platforms, and consider selling before the academic year to attract buyers ready to capitalize on rental income.Good luck!
