Noble too that you want to pave your own way financially apart from your family.Recognize that it's a get rich slow game (which I'm sure you know by now).

I purchased a book at Barnes & Noble, I believe it was called "NOLO Forms a Legal Guide for Landlords".

Depreciation is a huge deduction, but not one you incorporate into the cash flow.I'd say call an accountant/tax pro, but I feel like the process of completely jacking up one's taxes is a noble right of passage for anyone looking to get into real estate.
