Nature campaigns, direct mail, text services, accounting, etc all in one place. 

Since then, my cabins have tripled in value - worth easily $800K or more, and have produced $696,XXX in rents.  

If you are prepared for the costs involved and the modifications needed to the property to make the basement unit conform, the pay off of creating an extra rent producing unit is huge. 

I think it is just as indisputable that higher cost markets will produce greater value add via a proper rehab.Next question is does initial cash flow have any correlation to actual cash flow over a long hold. 

That's just the nature of this business. 

Many of them treat the home as their own and stay long term.Multi's are nice because they generally produce more cash flow, but do require some extra attention.

Meanwhile, staying put and letting your equity grow naturally might be the simpler, less risky option for now.At the end of the day, this comes down to your cash flow.

Many are also tired of homeless issues, politics, and now more than ever natural disasters. 

I've decided that finding "deals" in Arizona is unnecessary as there are other markets that one need not search high and low to find something that can produce a decent cash-on-cash return.
