We want to keep the momentum rolling into our second property, and want to take on a fix & flip project to try and recoup some of the cash invested into the first house.

Any advice on reaching people, buyers, investors, etc in other states to help gain momentum and interest?

Continue to invest and build momentum and good things will happen.

A family friend of theirs told me they probably net $200 Million a year from their parks.This example made me look at what they have done and what aspects can be replicated over and over again where you not only scale but with momentum.

Yeah, I wanted my first property to be fairly turnkey mainly to learn some of the processes, build connections with local contractors, and mainly build confidence/momentum for future deals.

I don't see rapid growth/appreciation in the Shoals either;  it's simply too far away to catch the momentum from Huntsville/Madison's growth.  

When the public momentum comes your direction, it may experience a honeymoon high but it's artificial.

It takes time and significant efforts to get it rolling, build the momentum that get's the job done.

That is often the case when you have a bad PM insulate between the owner and the property, so they don't really see (or care) what's going on.Milwaukee has been re-inventing itself over the last 10 years or so and that is gaining momentum.
