Isn’t the advantage of MHP ownership the fact that you own the land (pad sites), have limited maintenance and limited management, and that tenants tend to be long term because mobile homes are costly to move? 

Use the "search the site" feature of BP and you will find a wealth of good info on the topic of "smoke odor".We remove carpet and pad. 

It would be like putting a lien on someone's truck because they owe you pad rent.  

I am thinking anything from simple level camping pads for tent, van conversion, or RV use.

I’m considering options like building a single-family home for STR or creating a small RV park with a few pads, but I'm open to other ideas.

I am in Oregon, so looking out of state in Ohio, Indiana, and North Carolina.I agree with the group so far that the terms seem padded.

Larger gravel spaces, concrete pads with picnic tables, small storage sheds included in each lot. 

That will allow areas outside of the slab to be less affected and limit the required work to place the pads on even ground. 

We stripped out all the carpet and pad, and the unit still wreaked of cat urine.
