Especially filling in the dates on the Full Focus planner. 

Before we started the flip he had filled me with so much confidence in his ability, then once work was underway it was one excuse after the other.

Also, hard money lenders want a scope of work filled out prior to funding the deal so this is a good little hack to get one as well. 

It fills out your Schedule E to send off to your CPA every year!

So holding the property and even renting at below market to get it filled quicker with slightly less cash flow (maybe 100-200 less at most) is still a decent deal as a buy and hold.

If you know of a college that you plan to go to, a single family house, duplex, triplex, or fourplex on the campus would be a great way to start out while you live in one of the units and manage/make sure to get all of the other units/bedrooms filled with other students about your age.

If they move soon, one month vacancy would eat away any savings of a hard "no" and it's wintertime (here) where vacancy is harder to fill...I'd at least discuss with the tenant and have someone do a bid to find out what it even costs for this home.

We will quickly correct the excess spending, and fill the vacant units with quality residents.
