Total waste of time for a seasoned pro IMO.

This would be in central Jersey which is still a hot market as a result of record low inventory.I am planning to do this strategy since I want to put low money down (10%) on a construction loan and achieve a quick build to lower my holding fees. 

OK, that makes much more sense...so, if you can get an ARV of $460k, then I suspect you can pull out around $53k once the property is "seasoned" (see image)

Home Depot generally offers 6 months interest-free, and  Lowes probably does as well.

If the cleaners don't show up clean for turnovers during the peak season, that could be an issue.On the development front, most of the guys - from framing to HVAC - are immigrants.

The rental season in Boston is definitely slower now so hang right or make some price adjustments, I'm sure the right tenant will come!
