Both a HELOC and a cash-out refinance have pros and cons depending on your long-term goals:HELOC gives you flexibility—you can pull funds as needed, and you only pay interest on what you use.

It’s quite appealing as a long term investment - even at today’s rates.

Beautiful, but pricey—better for long-term appreciation than cash flow.

Short term my credit score did take a hit, but once the promotional transfers were paid off, my score jumped higher than it was before.These days, the "pure" zero percent transfers don't seem to be around anymore as they typically charge a 3-5% balance transfer fee as part of the promotion, but this is still better than current HELOC rates.

Rents are at market and I have a mid-term rental in 1 unit.

The smaller properties are still growing in terms of prices and rents - which have both gone up actually since covid. 

Keeping the Vancouver property could provide strong rental income, long-term appreciation, and diversification, but it also comes with tax implications, foreign ownership rules, and management challenges.

I’m considering buying a plot of land in the Cleveland area and getting a manufactured home (duplex if I could find the right zoning) put onto a permanent foundation to use as a long term rental. 

I am bullish on Chicago long-term and will still own 10,000 doors on the southside with a goal of turning all 10,000 tenants into homeowners!
