The interesting element is that appreciation has been brisk and that raises some questions, like do I shift my portfolio to a lower price area and get more properties, do nothing and keep collecting cash, or sell a couple and redeploy into higher yield properties and/or lower tax/insurance areas.

Currently prices are low , interest rates are at an all time low and affordability has never been better but the missing element is confidence .Until the jobs come back there will be no recovery in the real estate market.

From deals falling through with private sellers, to spotting techniques that were used on me on wholesale fees, and even one seller choosing another investor over me, after giving me the ok, even when I made a hire offer, and now recognizing the technique that investor used to price condition the seller.I've read Ziglar's Secrets and was starting on Dan Kennedy's Sales Success but this book adds non-dispensible element I that needs to be added.
