You have to just commit to doing the lead generation 5-6 days a week (social posts, door knocking, talk to people you know, talk to people you don't know, host open houses for agents in your office, drive for FSBO's, etc) until you have planted so many "seeds" that they result in business.

For example my simple spruce up would be, renno bathroom, and kitchen, paint, and redo carpet upstairs.But if i think real deep into what I could do to make it a STUNNER then I think, knock down walls, create more open/broken floor plan, add central air, possibly do an addition to add a 3rd bedroom and second bath.So when you could do ANYTHING .. how do you draw the line of what you should do?

Too many people chase returns and do not research the offering or risk - for me personally, I think this offering was a very bad investment thesis and am not surprised by the outcome - but I also think STR's and MTR's are dumb as well - so its not a knock on one person or one business model.
