Dark stain can mitigate a lot of that, but it's really a judgement call on your part. 

If they end up owing you money, you sue them and then file the judgement as a lien on their new house!

I would not reccomend them at all in you are in an area of with alot of moisture or rain.

You should have received a default judgement from that court case and that is a public record that any future landlords can see when screening tenants.
