Prop Tax's some of lowest in the country for fully service properites  IE WATER SEWER Paved ST.. schools etc.2. on going maintenance  desert scape   No lawn going wild like the mid west. 3. lack of water intrusion  4.

Odd I thought, I don't recall there being any mention of water intrusion on the seller's disclosure. 

I rarely get an inspection on my properties since they are vacant when I am looking at them, but because this unit was occupied and I don't like being intrusive, I got an inspection with an awesome company.

On 8/17/2021, they came back did some “core sampling and dry wall removal that revealed several areas of substrate damage and moisture intrusion.

If this were me, I would first go and talk to actual folks who have lived in this builders properties for X amount of time (hopefully a year plus) and see if they've had issues, specifically water intrusion.

Is anyone else getting much more intrusive demands from a bank regarding all rental properties?

You remediate the exact problem - mold comes from water leaks/intrusion - and forget about the rest of it.

I think the point @Nathan G. was making initially was about the intrusion of our "partner" in STR into our lane of business (correct me if I got that wrong, Nathan).

Home Inspections twice a week (you know, one a insect inspection, one for water intrusion in the attic, one for water damage to the cabinets, one for measurement to fix one door, one for a second option on the first repair's quote, one for remeasuring the door, and all the same for the other door...again, one for an upgrade estimate on the... um bathroom yeah that's it, one for a roof inspection that needs access to the attic, one for... well you get the point.

It would be interesting to see if certain areas see lower inventory, with demand remaining constant, because those areas are a more intrusive and regulatory climate.
