His second book "How To Make a Fortune Today Starting from Scratch", which contained many commonly asked questions and his answers.Nickerson has been an inspiration to me in my investing career, and later was an inspiration for me to write my real estate book. 

If by real estate business you’re implying you have little or no money to invest but are contemplating using one of the guru inspired methods (subject to, “wholesaling” , fix n flip) to create cash flow, I’d encourage you to do research on the true success/failure rate of people who engage in these endeavors, the amount of money the successful operators spend monthly on marketing, and the real time commitment and knowledge and experience necessary for success.

Also, listen to podcasts and when a guest mentions a book that inspired them, go buy it (I buy on Audible so I can listen while I walk my dog or drive). 

All of this can be pretty scary for a newbie, so just hearing from people who have been successful is very motivational and inspires me to keep going.Your story sounds very similar to where I'd want to be in the not too distant future.
