Don't worry about minor complaints, you are doing a fine job.Just one question, ALL sites have a delay in data from MLS updates, and from court reported information, and so on, is that a function of a monthly update routine or can the information be updated a little more frequently?

The most useful switch I made was from a vendor who kept insisting the water was fine (it wasn't and no, the chemicals didn't just need more time) to a true pro who doesn't gouge us for maintenance and does a consistently great job.

(most hard money loans require 10-15% down depending on the split between purchase price and rehab). but that is both (1) risky and (2) expensive, as you're paying interest every month on 100% of the borrowed funds. private money is fine, you're just bearing a lot of risk and also involving the relationship in your very first deal.
