I don't mean to imply that managing large assets is particularly easy, but you have nothing to manage if you can't raise capital.Raising capital is all about sales 101: you need to get people to know, like and trust.

If you are changing careers and your income will go down significantly (you said change, I implied decreasing), why not keep the money as a back up/emergency fund in case you need it?

Contacts at bank said never heard of them and my REO Cert trainer said they where not real I know of two other agents paid fee and have not been given listing as promised with fee 

I don't see that the license or certifications are helping people sort out the good from the bad there either.On the coaching part, in-person personal trainers or online fitness coaches are required to be hold some sort of certification, as far as know.  

There is all the trades but what about trainers for the trades, project Managers, draftspersons, logistics, site survey, submittals, on and on and on..... 

This implies that the city cannot demand the removal of an unpermitted issue and any red tag on an unpermitted unit unrelated to safety you have 5 years to address.
