What is your skinny FI # to quit? 

-They are hard to finance-They are prohibitively expensive-It can be tricky to find an appropriate lotI even explored using modular and prefabricated options but the 36' horizontal max makes it impossible as modular options are long and skinny so they can be transported.

Frankly if the developer is willing to give you equity I'd look carefully, either they're not experienced enough or they know the deal is skinny and they need to do equity to make the numbers work or spread the risk to you.
