A lot of commercial/multifamily brokerages will only advertise their listings on their own website so identify who these prominent multifamily brokerages are in your area and subscribe to their email list or just check their inventory periodically.

I haven't subscribed to propstream, but might take a look at that.

Contrast that with what happened after I subscribed to IL: I was flooded with a constant flow of emails trying to sell me something.What they mightn't tell you in the articles is the commissions they might get from the developers/sponsors of the deals they advertise.

I wish I had known that before subscribing to Propstream but at less than $100/month I'm going to keep Propstream as well for now.

Agree with what others have said, especially on not subscribing to heads in beds but also on who your target audience is.

I would say that I subscribe to a modified version of his seven steps.  

You can go down to the county courthouse and search the lien records or you can subscribe to GSCCCA. 

Since the MLS is a subscriber database that I pay a lot of money into, it should shut down the public IDX feeds, and be a benefit to subscribers only.
