this specific example is still very much in the honeymoon phase.along with the author is a real estate professional and the average one off buyer is not going to get top agents to work with them at all.. just the way it is.. so a little hyperbole in my mind... and not enough water under the bridge .. but I am sure the best practices work for anyone anywhere not saying they wont or are wrong.. just the idea of low end OOS is big risk  just follow the Morris threads or Oceanpointe threads.. thats all I was commenting on.

The biggest obstacle was not even knowing how to change a door knob and rehabbing an entire house (admit most of it was cosmetic) while dealing with 6 weddings during those 2 months (including my 2 week honeymoon).

After that, we cash flowed paying for all of our big expenses... cars, birth of our two daughters (home births at $7K each), tuition for both of our Nursing School tuition, wedding / honeymoon, big tax bill we had this year etc.
