Gee Marc, what I'm hearing is let the poor go defend the country and let us who are attempting to profit from any opportunity left in the country stay here and reap the benefits at the cost of others.Let the poor work at the desk in the Homeland Security Office answering the phone, cutting the cost of adminstration for the government, while others try to make a contribution by making money and paying taxes.Guess you're lucky you were not born in Greece in ancient times, where every boy was groomed to be a warrior and those who were not fit simply killed.

@Sam Grooms hit it on the nail for where you are sitting at.So you need 2 things. 1) Where are your actual rents sitting at and where can you take them.2) Where are your actual expenses sitting at and what needs to be alternated/reduced/added3) Market, is there good long term opportunity of the market where the property sits?

Hyde county NC is big bear territory and those who groom land for hunting can make a decent living managing the business of 'land management'. 

I would also add that to maximize the effectiveness of a CRM tool, implement a campaign that "grooms" your new investors by delivering educational material over a predefined period.
