I am sure I will be very publicly wrong, and you all can make fun of me in two years, when stocks double and real estate prices crash 20% from here, but I just don't know how you can watch this industry, this closely, for this long, and not be raring to go in the current environment. 

From my observations of successful investors (those with 100+ units and 20+ years in the game), there seem to be two camps: those who are pro-partnership and those who avoid them.

And the fact that you have a contractor you know personally is name of the game! 

Looks like a lot of your own capital into the deal, but you learn more from being in the game.

But as I discovered, has no real significance to the apartment game, except for the ability to market and raise money.

I'm new to the real estate investment game and I'm a bit nervous about dipping my toes into unknown waters. 

One question for the community is: What are the next best steps I should take to further educate myself and get started in this industry to set myself up for future success?

@Andy Ptak when jumping into the industry you have a few choices:1) Start at the bottom2) Leverage your experience to convince someone to give you a chance3) Decide between:--- Big companies who will usually start you at the bottom--- Small companies that will more like to a chance on hiring you for an above entry level position.
