I went on Zillow and found this 1900 square foot house with 2 bed, 1 bath and a nice floorplan in the listing.

They may require a foundation (footings) of some sort, a different home set up, among other things.

Engineer didn't note if there were frost free footings.

Unless you are getting a lot of traffic to your website, can you just post your vacant property on Zillow?

This rule is good for the 30,000 foot view of running numbers on deals so you do not get bogged out with running those numbers on every single deal for example..

If it was me...I'd check with zoning to find out how many dwelling units I could build, and I'd find what the requirements are for those units (type of house, height and setback restrictions, etc.).Then I'd find out what local builders think the cost to construct would be - just get a cost estimate per square foot for 2 or 3 different levels of finish.
