Layer in any aspects of buying anything that may involve an ADU or you float up to FHA 2-4 and separation will happen with experienced lenders.

Both Prosper and Lending Club offer loans big enough to cover your 50% down payment.Something I would never recommend to most people, but as a last resort -- if you absolutely knew you COULD pay it off any time you wanted, you could put the down payment or at least a big chunk of it on a credit card and float it between 0% balance transfer offers until you get it paid off.

Because with really cheap $$$$, one can "float" the averages of rent revenues over longer time periods for profitability.

Hi,I have worked with a few lenders and have been seeing rates for a 5% owner occupant conventional loan floating around 7.1 - 7.3%.

My Father has been renting us a house in OBX every summer since I was a kid and were both pretty affluent now and I'm floating the idea of us going in together on an Oceanfront somewhere in OBX that we can use a few weeks a year and have it pay for itself via rentals the rest of the year.
