Putting the property into your name only isn't going to help you if that trust is a disregarded entity and you and your wife file a joint tax return. 

You could try filing a case/judgement against them but I’m guessing they ar leaving the area to screw over the next MTR landlord.

But you are required to file a Schedule E in the US every year showing the total rents you received, the expenses you had against those  rents and your subsequent profit or loss. 

She was paying rent when there was a landlord that would file for eviction.

Also, we filed a claim this year due to the hail storm in South Milwaukee so our roof was covered in that. 

That's a LOT of $ to go to AZ, TX, FL, literally anywhere. 

I reply firmly that the rent has been late for the past two months as well as this month and she will have to vacate the property.Again, crickets...There are few days until the 10 day notice period expires and I can formally file for eviction.So I reached out to lawyers in the area and they ask for retainers up to $3k and some $300 consultation fees.
