I hung my licence before with companies (and they were not even considered to be a small outfit, but rather well known) and they didn't even provide a LoopNet subscription for their agents, let alone CoStar.I know... it's like a jungle sometimes... lol.

. :)If your future plan is to someday maybe rent out by the room, Fannie Mae will not go for that, since that would be a wide open door for people that don't have the income to qualify for what they want to just make up fictitious possible hypothetical future income sources that may or may not ever exist or pan out.

The only answer here is you have lost 6 months where you could have used your RE licence to build capital.No capital - The only answer is you need capital (ie income, ie a job) eliminate your debt, build capital.Get out and earn and learn
