Technology allows investors to be MORE EFFICIENT.  

They provided registered address and limited mail forwarding for free and the process was fast and efficient.

But, if overly onerous capital requirements and regulatory restrictions are put into place, this would likely limit efficiency gains from independence, which is the whole point.

So its just very physiological warfare against these potential students.. sell them on futures  paint a rosy picture tug at their heartstrings get them all motivated to spend money then let the go at it..

Since getting started we have learned a lot and have built quite a few systems and processes to increase efficiency and maintain consistency within our business.

Honestly, it sounds like your current PM team has had issues from the start because onboarding four single-family properties should be a smooth and stress-free process when done correctly.A well-organized property management company should have a clear and efficient onboarding process that doesn’t leave you feeling overwhelmed.

Maybe if I was younger it would make more sense, but staying with the method I've used over the last 10 years will only become more refined and efficient.

Basically just putting a step in the middle of a disallowed transaction that is really only there with no actual profit/business/clean motive except tax avoidance...is not valid.
