We own our home on 50 acres free and clear in Taos County but my wife and I are interested in purchasing a favorable deal we found in the Cookson Hills of Eastern Oklahoma we both like.

Buy and hold in one of the A class areas in Baltimore, if you are going to do Baltimore, it’s the only part of the city that has growing population, and rehabs are extremely tough right now especially with no experience, I’m doing one right now on the eastern shore, basically cosmetic, was built in 1994, systems, plumbing etc in good shape, labor is even less than Baltimore, gc-ing myself, still running me 70k, materials are insane right 3bd 1ba, mid tier Lowe’s stuff (I’m even putting in a shower insert, no title) is running over 30k.

Our company is very much involved with the MD investor market from Baltimore to DC suburbs to the Eastern Shore, so anybody looking to talk contracts/terms, networking, JVing with other investors, and now it sounds like more attempted anti-investor legislation... feel free to connect.

I sign up for this all in 2019 for this is the first time I’ve logged in.I bought a place in 2018, remodeled and sold in 2022 and chased my dream of 20 years of moving to Jackson Wy however investing here in not an option since I’m not a billionaire sooooo I am planning my next moves and looking to invest.I have roughly $30K (potentially $50K) to invest in a flex and flip as I’m not sure I could do the landlord thing.I have been looking in places I would like to actually live which is eastern Oregon, North central/East Tennessee, Rapid City or Naples-Clearwater Florida areas.I have even considered building (having a builder build it) new or spec home so if anyone knows of any reputable builders?

Eastern KY just does have good prospects and people are moving away for better employment just down the road.
