And how do you typically structure those deals to make them a win-win?

I want investors to look to me for these properties and for them to actually be great deals where everyone wins in the end. so my questions are; What are some key things investors are looking for in a deal from wholesalers? 

It is also the seller's fault for accepting it, they full well knew this was not right.If you were to file for eviction for non-payment of rent, you'd probably win.

If you have the data easily available, can you give us cash flow figures throughout the 13 years? 

This should be win-win and your 10 yr older self will appreciate it down the line. 

Listen to them share their problems, wins, headaches, milestones, etc.

If they are professional, they can explain this quickly and easily.

I especially liked Matt's process of creating my business plan as it forced me to really think about it, get it right and make it easily understood by my clients.His process for the offering also made me think about transparency and other ethical issues that are required by law to be disclosed in the offering.
