Real estate is easy to get into, but hard to earn a living. 87% of all agents quit within two years because they don't make enough money.

Using local hard money lenders usually works best.

Many of them sell the course at 20k a pop and that is how they “make money in real estate†Sad but true.

I have made a lot of money doing BRRRR and the majority of my purchases have achieved the infinite return.  

Generally the thing that keeps commercial/industrial investors afloat is access to large sums of money to survive a downturn.It sounds more like this property is an outlier in your wheelhouse and portfoliio. 

All they care about is your money. 

I do not have the capital for the property to pitch in, so I plan to use the investors money to secure the property.The interest rate that I will pay the investor is 5% for up to a duration of 20 years.

More importantly why don’t you send money to TripAdvisor, Fairbnb, or booking.com?  

However, on my tax returns, I dont break down the income by property or specify how much each one generates, just that my LLC earns revenue from management.
