I look for motivated sellers to buy at 1 to 1.5 multiple so I can get 100% money back in 1 year to 1.5 years and then have full investment back and pick up the cash flow stream.

.: There are companies that provide this and I even believe some do a revenue share with apartments.We had looked into this a while back for some of our properties.Not a bad revenue stream and a nice little perk to have new EVs charging near the clubhouse/office where new prospective residents can also see them.

I am sure there will be more as I sort through things as a lot of stuff came up and some not so good.There are also a few Xumo TV's which I didn't put in here due to Xumo being a bit of an outlier for streaming.

Start small and start simple - hit a good solid single that pays you every month - I will aim for bigger returns through flipping or refinancing once i have a steady stream of cash to help offset the risk those things bring.

Combining this with tours or small events can add extra income.Lease Mineral or Water Rights: Depending on the area, leasing mineral or water rights can be a potential income stream if there are valuable natural resources under the land.
