Hey Nathan - this is the million dollar question.I would take a look at all of the MLS data sites (zillow, redfin ect), fb groups / marketplace, craigslist, and other marketplaces where FSBO properties are listed.

It could save you thousands of dollars of expense and time in the long run avoiding testing every two years.

You can get reimbursed for cleaning if guests smoke or bring unauthorized pets which easily can be a few hundred dollars per incident. 

By renovating the loft, we were able to get top dollar for it on Airbnb.

And, yes, there are years of data points to validate that just within my office, tens of thousands of dollars of wasted appraisal and inspection fees for deals (mostly not mine, thankfully) that had 0.00% of going anywhere but the "Loan Application Declined" bin. 

After few hundred dollars in permits and drawings, submitted to the city, got  approval to move forward in a week :-).
