I would assume these can get the ball rolling very quickly due to the circumstances.

Still, I am very impressed by the multifamily projects performance: the occupancy levels have not gone down, and rent collection is very high, given the circumstances.

If positive, it's generally treated like income or offsets the liability for that property to $0; this is highly dependent on the circumstances.

In some very attractive markets like coastal cities I can see it being worth it not to rent the unit or rent it only under very limited circumstances in the low season because the high season is just too lucrative to allow anything to affect those bookings.

I’ve used seller financing as both a buyer and a seller and it can make a lot of sense in certain circumstances (for example I used it as a buyer when I reached the maximum number of conventional loans I could get, and I’ve used it as a seller to both increase my net proceeds (due to collecting interest as “the bank” in addition to the sales proceeds) and to lessen my capital gains tax hit by spreading it out over a few years).

I have experienced some of these very circumstances, and in California.

I get the distinct impression that these folks genuinely think that this rather mundane arbitrage program, coupled with forced savings, and placed into a very high cost insurance product wrapper earns 20% ROI when in actuality they’re looking at about 1/3 of that.

Just a point of fact Class action suits are a pipe dream at this level in almost all circumstances. there has to be money to collect.  

Just another factor to consider - if you want to keep your monthly payments the same, do not under any circumstance swap the debt over to some other debt instrument.
