Closed on 1 last week and have 4 more under contract.Finding deals that make sense has slowed me down but getting the first 2 rented out gave me some confidence and a bit more experience, which will help over these last 7 months.The good thing is...I'm patient and will stay disciplined in my buying strategy until I know it works.

In the Smokies the people I know (including a few of my own properties) who had a lower purchase price have "price discipline" and are keeping rates where they "should be" and adjust for demand.
