Cost currently are crazy high in most places and given the size of your estimate, as 20% change would have dire consequences ($36k swing is alot of cash). 

It sounds like you’ve been focused on the day to day for this for months now so I bet the situation isn’t as dire as it feels in the moment.

You mentioned they want a four bedroom two bath with a couple of acres of land for 200 K that’s not common unless the house is in dire need of repair and then it’s still uncommon.

Let's hope it doesn't get that dire, but if you're a buy and hold investor and looking to own for the long term, it's definitely something to take into consideration.
