Seeing 3rd quarter 2019 had zero sold, recognize this graph is on a small to very small sample size.This is like buying a $50k car that depreciates to $10k then due to an event (such as Covid) the car is now $20k and saying the car has not deprecated.

.: @Carlos Ptriawanyep great points.appraisals depend on comps and comps depend on appraisals... until someone comes along with a bunch of cash and sets the new comp. and in reality the appraisal is following the highest auction bid which makes new market 90% of the time in market where DOM < 10.Sample of these market are some zip code in Hawaii.

Hi Steve,I am certianly no expert but I believe the P&S agreement on a Sub 2 is not necessarily entirely different to a standard P&S agreement but I have seen Sub 2 versions to have verbiage such as the excerpt in the sample below, in addition to all the other standard clauses/ sections - as with anything, I would suggest you run this past your attorney to confirm it works in your state/ for your needs.

I talked to a commerical RE lender who does the Freddie Mac Commercial loans and his sample loan doc has the following language:Non-recourse to Borrower and Guarantor(s), except for standard Freddie Mac recourse carve-outs.The borrower is the LLC, and the Guarantor would be me.
