My attorney (or at least his para legal) does this for me gratis.Here they have immediate access to most of the information & current (pre)(post) foreclosure status.I then contact my title work guy to get anything else I may need on the property.

Anyway, I see two subject matters included in one para, one to the non-owner occupied issue and another as to the level of sophistication acknowleging that the borrower knows they are getting thier clock cleaned (LOL).I'm a big believer in saying less and relying on customary practice meaning I don't usually attempt to disclose every little issue as mentioning it only brings more attention to what areas you are attempting to avoid, like the level of sophistication of the borrower.
