Saika Maeda Buyer Agent's commission and tax write off

My question is; is it better to not ask the seller to pay for the buyer agent's commission (not include it in the offer letter) so that I pay it by myself and get a tax write off on this commission expense for the ADU's sqft portion?

Deliver the  last 18 new builds in my 90 home subdivision that I developed and have built out price points 700k to 1 mil.. 10 of these are already pre sold so only 8 more lots/homes to actually sell in 2025. 2. build and sell an infill in Charleston SC on a lot we bought this year price point 900k . find at least two more in charelston and try to keep a 2 new builds a year going as long as my GC will continue to work for me there..

I hate to be the person whom delivers bad news, But out in New York a landlords lawsuit got dismissed/struck down by a New York Judge stating the Eviction  moratorium is legal.

The other option is I purchase furniture from a store local to the property and have them deliver the furniture all on the same day, but if I go that route then I may pay much more than if I ordered online.
