What I do with my A class is just wait until i have a 700 plus fico and then I have never had a issue with rent collection ever basically.. but I suspect if there is a divorce or death that could happen.All these folks buying for cash flow only and getting stuck in the D and C areas i dont think they actually comprehend that assessment is WHAT is going to happen not what MIGHT happen..

He recently had a death in the family and is irritated that I won't give him time for to deal with that, but this has been a problem for long before the death and now he won't return my texts or answer my phone calls. 

If you continue the deferral until death then that tax reduction does happen.

They thought it was going to be easy and hassle free and then every issue comes out of left field at the most inconvenient time and feels like death by a thousand papercuts.My suggestion is this.1.)  

There is no depreciation recapture for depreciation occurring before death upon sale by heirs.

When they watch you get your hands dirty, you earn their respect and move on from being faceless, out of state dumb money that they can nickel and dime to death at every turn.
