I bought a condo for my daughters to live in while at college and will keep renting after they are gone. 

My daughter and son-in-law opened their own business 3 years ago and so far have done well, but he built a good reputation in his field before starting their own, she kept her good corporate job for benefits, and they are now looking to invest in property with the profits, hoping for more passive income in the future as they’ve realized how much extra work a small business is with compliance, licenses, workers comp, etc.

He has someone living in the property (my grandpa's wife's daughters niece) (kind of tricky there) that only pays him at least $800 a month.

From experience with my own daughter AND mother-in-law, I can say that this *could* have been due to a clogged drain caused by their gunk (face products, toothpaste, etc) in the p trap. 

I am married and my family size is three (me, my wife, and 3 yrs daughter).

His intent is to totally gift the property to his daughter as her inheritance. 

I will risk a ton to get him out of his job, but once he is out, we need to be able to support ourselves and take care of our daughter.

For example, if you are casually chatting, you might find that the seller is trying to get together money to pay for their daughter's wedding in October.
