If you have an obvious duplex on the front, the ADU would not be permitted in any case.  2 units max.The height max on the ADU should be 24', but you do have bulk plane to contend with - and to your point, NO upper story decks are allowed on an ADU anywhere (back yard privacy thing). 

I contend that it is both and that all real estate investing should be treated as a business.

In fact, there are massive amounts of energy storage projects proposed to contend with oversupply in the West.On everything else we agree. 

Then also depending on your income level you have the W-2 wage and UBIAQP limitations to contend with.

I've come across a few and made some offers but nothing that has been an actual contender just yet. 

The sun {pre}heats water for both domestic use and the hydronic heat ... the inline gas-fired heater/boiler is a little smaller than what Darren is using, but it has to contend with less lift since the source water temperature is higher.

If you want that level of CCR, you may need to contend with older buildings with more maintenance issues or apartment buildings in bad areas.
