Only 15 - 20% of students remain for a third year and we have had one remain 4 or more years (he stayed with us after graduation).With this population we have found annual or term leases to work best when you have several housemates renting a flat or house on a single lease (helps the groups social cohesion).  

This is typically only an issue when we bring a new property into service or if we have tenants who gave notice they were renewing, but whose household lost social cohesion.  

The only feedback is considering a matching color scheme and furniture that seem more cohesive, maybe a specific theme. 

We hired a decorator to furnish the house from scratch with inexpensive but cohesive pieces with calm colors. 

It feels like a product that had features added for years with no real roadmap to make it cohesive. 

It may not be in the budget now but in the future, you may want to consider doing one cohesive floor and eliminate that bulky transition piece.

A new cohesive looking fence around the back yard would change the entire look of the place.

Just like a single family flip, you need to have a cohesive product from the moment the tenant/lender/investor/buyer step on the property.Without going overboard on expenses, other items that are important:Signage and directions, especially if leasing office is not at front of property.  

The artwork needs to be more cohesive.
