As a fellow west coaster, I got started in my out of state REI with turnkey a few years back.  

I have been investing since 2001 and went through the roller coaster of 2008 crash,  made money, lost money and came out OK. over the years, I had two evictions sued by tenant once and tenant lost in small claims court.

Out of curiosity where do you West Coasters spend a majority of your investing dollars?

Now time to get going into the investing side.I'd be interested to hear how being an agent in Phoenix was over the last 6 years, talk about a roller coaster!

I just closed on another one and it definitely was a roller coaster ride!!

If you want less work...pick stocks and ride the stock market roller coaster. 

I was there with my wife and kids.Imagine that same scene, but with your name and business on a large banner, along with custom drink coasters with your business, and a nice color flyer on each table- with your business on it.

It is a real small duplex in Mission beach maybe 100 yards from the boardwalk (so not beach front - It is a couple block North of the roller coaster).
