I'd love to find a house with a separate "carriage house" or ADU to be away from people, but I feel like that is a unicorn in Denver. 

We personally like the basement apartment or carriage house out back as it still offsets the mortgage but retains a sense of privacy and own-space for you that you don't have with the rent-by-the-room model.

Hacked a 3-unit using my VA, added a 4th unit in the carriage house, refinanced, bought another 4 unit, refinanced both the first and second property, bought a 4-unit then a 3-unit, then started 1031’ing adding 38 units in three years.  

Then one day, during one of the hottest residential markets ever experienced, we landed a house in the exact location we wanted which had a separate detached carriage house and renter in place.

I just looked at Denver, and the majority of the first page was either carriage houses or basement apartments.

Our lowest quote was $100/mo which seems outrageous given I pay about that amount for my 3/2 1900 sq ft plus carriage house personal residence.

Preferably I would like to purchase a multifamily home (or home with carriage) and househack, but supply of multifamilies I could afford seems to be low.

I'm moving into a SFH in a few months and am trying to decide what to do with my current house(LTR,STR, or sell).Background: I purchased a 2/2 1700 SF house with a 1/1 carriage house in 2017.

I am currently in the process of building a single family home in the Monon 16 development area with 3 units (main, basement, and carriage).

My new property has an old (100 year) brick Carriage House.
