We are going to place our live in flip property for sale this April and brake ground for our new home in June or July, mean while we will need a place to live, my daughter saw an opportunity at this point, she said that she can use the money she has been saving as a down payment to a house where we can live in while our home is being made.

As an example: duplex->fourplex with all units leased until the end of the year, but would like to use the property as an OO ASAP.Clearly wouldn't/couldn't evict the tenants (nor would you want to start your land-lording on that note).Not sure if you could (or would want to) "entice" one of the tenants to move or brake their lease before it is up.

With a lower LTV then a bank might do interest only 7 years from now if the asset has appreciated and the loan paid down to 50% ltv.With investing everything is fluid and you can model out certain situations so that you can move with the market but nobody can predict 100% accuracy on what will happen years from now.

That way when tenants call to complain about a plugged up loo you can ask  if they've plunged it first, which not only saves YOU from having to do it but most often fixes the problem also.Next, instead of asking them not to use Draino, you might simply provide them the septic-friendly fluids you do want them to use.
