Hey Andrea, for STR you're definitely going to want to look into A/B class areas.

.- After closing, you can do some of the work yourself to save money, but the program doesn't allow you to pay yourself.You will want to buy a Class B property, maybe Class C+, in an area that seems to be improving.

In other working class neighborhoods, off street parking is not as important.   

Hiring a financial advisor is something I still have not done as well, I’m in the same boat I was in when I posted.

Have you figured out what market / asset class (single family / multifamily) that you're wanting to invest in?  

What is the appreciation, condition, community, class level and vacancy rates?

@Amanda Bradley Tenant sounds like typical Class C with a credit score under 620.How hard was it to find this tenant?

Then, you'll be in the same boat, but the lender might not be as cooperative.A better plan would be something that buys you 5-10 years.
