I’ll bear the frustration for the former, knowing it is venting/frustration earned from years past, and I’ll consider feedback on the latter as actionable to inform present-day decision-making.

There is an old joke: you don't have to run faster than the bear, just faster than your friend.There are hundreds of leases signed every week, your apartment needs to be more attractive than 50% of what's out there and it will be rented quickly.So you'll have to do some mystery shopping and (ideally) physically look at your competition.

Over time, raise the rent to see what the market will bear. 

Just about all of the properties for sale now that were bought in 22-23 are still priced higher than what the market will bear.

Remember, once the foundation is fixed (and it never is), you have to fix the superstructure items that were thrown out of wack, starting with load-bearing walls.  

They know they have problems - they've told me as much - but their maintenance manager just grins and bears it as they wait for change because IT controls it all.As a manager of 15+ years, and of at one time nearly 4,000 doors, it appears to me that their current structure is not conducive to the hands-on, seasoned, fast-paced, and decision-driven style you need to be a successful manager.

Note it doesn't apply to you if you are an owner-occupant in a property between 2-4 units.Plus, make sure you've held the security deposit properly...if it wasn't a special interest-bearing account, there could also be ramifications for that.It may be in your best interest to let those damages go and consider switching to a "move-fee" to avoid the security deposit requirements.
