Most have a tenant rep broker they use and connect you up with them.Cap rate is usually tied to location ( urban,suburban,rural), location and quality of the tenants ( national, regional, mom and pop), and terms of the lease ( primary lease term in years, level of lease guarantee, rental increases, any termination rights, disclosure of sales, restrictive use rights, co-tenant anchor clauses,etc.).You need a void analysis from a landlord rep leasing broker.

That way, they just have to use short wood screws to hang stuff up, which reduces the chance that they don't use the right fasteners (like a drywall anchor), which leads to the wall getting beat up less and fewer things falling down.

I am from Barcelona too, small world.Very interesting to hear your story and thanks for the suggestions.You are correct, I have to be cautious with which markets I get into, but as of today I am still analyzing options and not set with just one.Regarding NC, I like universities as an anchor of value for a location.

For new homes or any moved home (in Texas) there are standards that licensed installers adhere to, but not sure about tightening up existing anchoring for older homes.Good luck!
