I agree with the previous poster.Also, to alleviate this concern with his next tenant, I suggest your FiL contract to begin service with the garbage collection company, increase the rent by the amount of that cost, and then market the house as "comes with garbage collection!"

At this point, I think he needs to live in for next 2 years to fully alleviate the gains because of the timing. 

I would have a lot of options and a lot of the stress I deal with would be alleviated. 

But on the inside everything would have to be gutted and replaced; the structural beams seem to be solid but everything would have to be treated with something to alleviate the smoke damage.Still waiting for a quote from the contractor
