If (**redacting name of PM co**) Contracting would like to share the actual cost of repairs I'd be open to looking at those numbers as a reasonable cost.

Unlike cohosts, Avantstay is actually managing.

Officers all too often think the know the law simply because they wear a badge, when they actually know a lot less than most folks. 

The judge might also find that "reasonable legal fees" is a number much smaller than what you had to pay your lawyer.

But I see no reason why this can't be done by someone like Scott, or anyone who is successful in any real estate endeavor.

I think we are starting to see a theme here: C and D look better on paper than reality and ar easy to buy (for a reason, I might add). 

@Emeka Okeke, the biggest thing is actually doing it.  

I'd decide what is reasonable in the market that you want to invest in and create a strategy around that- not what a stranger (who, very likely has never done a deal) says on the internet.Best of luck- happy investing!
